Bought a house a month ago through exit reality they told me I needed an inspection done and they had inspectors that they use all the time and we would get the bill first told 200-250 dollars but price kept changing they had their inspector come in they told us he would be there half a day and go through the entire house and property he was there about an hour ( I know pretty fast huh?)said he could not find any major problems said he would come back later and go through the 3 foot crawl space said he would bring his kid to go under the house because he couldn’t fit sign of a true professional and got a bill for 450 dollars he named off a few minor problems didn’t find anything major day of closing and moving in discovered a broken water heating with no heating element but yet he said he checked it I doubt he ever came back because under the house almost all the water pipes were cracked puddles of water every where no insulation under the house the pipes you could tell froze and burst in the winter probably due to the lack of insulation but yet nothing on his inspection was said about this moving on to the furnace his inspection report said old but satisfactory onthe day I was moving in I was plan on replacing furnace before winter and to my surprise the walls and studs and insulation were charred and burnt from an obvious fire the wire were melted and live laying on the ground which if I would have turned on it would have burnt the house down so I called real estate women and inspector and we did the blame game said everything was fine when they went through it the previous home owner must of did it in those 3 weeks after the inspection so I said he started a fire and froze the pipes and made them burst in 90 degree weather I wanted my money back for the inspection and a new furnace not to mention all the other things this highly qualified and professional and thorough inspector they hired failed to see or mention I was told neither would do anything about it and then stop taking my phone calls very professional anything to make a buck and sell a house
